Rental Policy:

  • An applicant must be twenty-one (21) years of age or older.
  • 33% of gross monthly income must be greater than or equal to one month's rent. Maximum of two (2) persons may combine their income to qualify for suite rental income requirements.
  • Credit acceptable to the Lessor must be demonstrated by all parties of the lease, which shall include but not be limited to, a record of meeting one's legal and financial obligations and stable employment. 
  • No more than two (2) persons shall occupy the same bedroom.
  • Maximum of two (2) dogs and/or cats permitted in accordance with the pet addendum and pet deposits. Weight limit applies.
  • Rent is payable on the first day of the month.
  • You are not eligible for residency if you are or any person who resides with you have ever plead guilty or no contest to or been convicted of a "sexually oriented offense" or been required to register with a designated law enforcement official or been determined to be a "sexual predator" or a "sexually oriented offender". 


Refund Policy:

If the security deposit is not paid in full on the application, the balance due on said deposit shall be paid within three (3) days of the application approval date. All applicants whose application have been approved shall sign the lease agreement within three (3) days of the date of approval of this application. 

It is understood and agreed between the parties that in the event that the application for said suite is rejected, then the security deposit received shall be returned to applicant. It is further understood that in the event that said application is approved and accepted, then said amount(s) received shall be applied to the security deposit as called for in the lease entered into between the parties. It is further understood and agreed between the parties that in the event that said application is approved and applicant cancels after three (3) days, then all sums so received herein, shall be retained to serve as liquidated damages for damages Lessor will suffer by reason of applicant's failing to pay the balance due or to enter into tenancy of said suite. This shall in no way bind Lessor to accept the application for tenancy of said suite, but the acceptance or rejection of applicant as Tenant shall remain within the sole discretion of Lessor.
